Board grants variance for Pelkey ADU utility room

Zoning Board · Meeting of June 4, 2026

NH CANTERBURY — Canterbury Board of Adjustment unanimously approves ADU variance for Pelkey property on Nottingham Road. Michael Pelkey received unanimous approval for a variance on his accessory dwelling unit, with the board determining a shared mechanical room need not count toward the 1,000-square-foot ADU limit. Pelkey's foundation measured 1,200 square feet with the basement ADU including mechanical space serving both the primary residence and unit.

Chairman Jim Wieck's motion passed unanimously with board members Web Stout, Scott Herrick, Sean O'Brien, Randi Johnson, and Gary Spaulding supporting the condition that the utility room not be used as living space.
