Board of Adjustment grants ADU variance for Pelkey property

NH CANTERBURY — Board of Adjustment grants variance over ADU utility room dispute in Canterbury. The board unanimously approved a variance for applicant Michael Pelkey's accessory dwelling unit at 17 Nottingham Road, determining that a basement mechanical room serving both the ADU and the primary residence should not count toward the 1,000 square foot ADU limit. Chairman Jim Wieck, joined by board members Web Stout, Scott Herrick, Sean O'Brien, Randi Johnson, and Gary Spaulding, imposed a condition barring the ADU occupant from using the utility space.

The decision turned on whether non-habitable shared spaces fall under the ordinance's gross floor space calculation, a question the board flagged for future ordinance clarification.
