Planning Board Revises Cluster Subdivision Ordinance to Encourage Open Space

NH CANTERBURY — Canterbury's land use boards coordinate on zoning revisions and enforcement. The Planning Board, led by Chair Brendan O'Donnell, is revising the cluster subdivision ordinance to establish baseline and discretionary density bonuses tied to open-space conservation and affordable housing, with guidance from Conservation Commission Chair Kelly Short. Town Administrator Ken Folsom reported ongoing enforcement issues at Hall Road storage units, where residents illegally reside; fines reaching $1,200 have been imposed.
The town updated its zoning ordinance to reflect FEMA wetland and floodplain map revisions, and the Conservation Commission is drafting revised wetlands-setback language, currently applied to wetlands larger than 2,000 square feet, which unintentionally captures vernal pools.
